About the Developer

SOBHA

Sobha was founded on 7 August 1995 by P. N. C. Menon, who established the original interior decoration firm in Oman in 1976 . The Indian arm went public in 2006 with its IPO on Indian stock exchanges , and the company changed its name to Sobha Limited on 18 August 2014 . Headquartered in Bengaluru with a corporate presence in Dubai, the listed company today employs over 7,621 employees as of March 2026 and reported annual revenue of ₹4,160 crore as on 31 March 2025 . The group operates across India, the UAE, Oman, Bahrain and Brunei.

What sets the firm apart is its backward-integration model, refined since the early 2000s. Featured in a Harvard Business School case study, this model ensures that from the first architectural sketch to the final polish on a wooden floor, every aspect is handled in-house . By the early 2000s, the company had begun fully implementing Backward Integration in India, launching three advanced factories in Bangalore , with dedicated teams covering architecture, engineering, MEP and finishing. Every home undergoes 1,456 rigorous quality checks before handover , supported by German engineering benchmarks and in-house precast technology.

The portfolio spans residential apartments, villas, row houses, plotted developments, integrated townships and commercial assets. Having delivered over 548 iconic projects across the country, SOBHA continues to deliver premium living spaces that blend meticulous craftsmanship with modern design . From its Bengaluru base the company has expanded into Delhi NCR, Coimbatore, Kerala, Chennai, Hyderabad, Pune and GIFT City , with Mumbai and Greater Noida among its newer markets. Signature addresses include Sobha Neopolis, Sobha Dream Acres, Sobha City Gurgaon Sector 108, Sobha Hartland Dubai and Sobha Brooklyn Towers.

The ownership philosophy is anchored in founder P. N. C. Menon's principle of Passion at Work and a refusal to outsource quality. The backward integration model has allowed SOBHA to get complete control over its supply chain, ensuring a strong base of vendors who supply quality raw materials and other products required, and since this model insulates the company from dependence on the external ecosystem, SOBHA can plan ahead and manage inventories . The result for buyers is consistent build quality, predictable handovers and long-term resale strength backed by a publicly listed, founder-led governance structure.

What Makes Us Different

Our Specialties

Backward-Integrated Construction

Sobha is among the few Indian developers to fully own its construction value chain. SOBHA operates its own factories for interiors and woodwork (one of the largest such factories in India), concrete products manufacturing high-strength blocks and pavers, and glazing and metal works producing specialised aluminium window systems and metal finishes . This control over manufacturing translates directly into consistent finishes across thousands of units.

Pan-India Delivery Footprint

From its Bengaluru headquarters, Sobha has expanded methodically across the country. The company operates across Bengaluru, Delhi-NCR, Mumbai, Greater Noida, Chennai, Coimbatore, Mysuru, Pune and additional cities on the horizon . Sobha has 185 residential and commercial projects in its portfolio, of which 125 projects are in Bangalore , anchoring a deep concentration in its home market while serving Tier-1 demand nationwide.

Listed, Founder-Led Governance

Sobha Limited has been publicly listed since 20 December 2006 on the NSE and BSE, providing buyers with audited quarterly disclosures rare among Indian developers. PNC Menon is the founder, and PV Varghese, Manoj Rastogi, Raghav Menon and Harish Babu are co-CEOs . The company's net debt-to-equity stood at -0.16 as of October 2025 , indicating a debt-light balance sheet.

Harvard-Documented Build Model

Sobha's backward-integration strategy has been formally studied at Harvard. The case Sobha Group Real Estate: Backward Integration for Quality, Harvard Business School Case 219-034, was published in September 2018 by John Macomber and Alpana Thapar. The case examines how the firm self-performs a wide range of tasks — an unusual set of choices in the global real estate and construction industry , validating the model academically.

Award-Recognised Craftsmanship

Sobha Limited has accumulated more than 100 industry honours over its three decades. The company has been recognised with the CREDAI Awards for Real Estate Brand 2019, Best Builder of the Year from CNBC Awaaz Real Estate Awards, and India's Top 10 Builders from the Construction World Awards , alongside Dun & Bradstreet recognition. These wins reflect engineering precision, on-time delivery and consistent finish quality across diverse formats.

Built In-House

Excellence at Every Level

Sobha's vertical integration is its single biggest buyer benefit. By managing every stage of the development process, Sobha has complete control over the quality of its projects, ensuring the final product meets the highest standards in design, materials, and construction; greater control over the supply chain reduces costs associated with outsourcing; and the integrated model enables the company to keep projects on schedule by eliminating delays from external suppliers . For homeowners, that means predictable handovers and consistent finishes.

In-House Design & Architecture

Sobha runs full design, engineering and MEP teams internally rather than appointing external consultants. Menon built dedicated in-house teams covering all key functions, including architecture, engineering, mechanical, electrical, and plumbing . For buyers, this means elevation, layout efficiency and services design are coordinated under a single accountable team — eliminating the typical handoff gaps between designer and builder that lead to plan changes mid-construction.

Concrete Products Factory

Sobha manufactures its own structural concrete components rather than depending on third-party RMC suppliers. SOBHA's concrete products division manufactures high-strength blocks and pavers , and through Precast Technology, SOBHA has reduced construction timelines by nearly 30% while improving precision and structural durability . This translates into faster super-structure delivery, tighter dimensional tolerances and consistent strength grades across every floor of every tower.

Interiors & Woodwork Division

Doors, wardrobes, kitchen carcasses and joinery are all produced inside Sobha's own facility. Interiors & Woodwork operates one of the largest such factories in India , and for the range of doors that SOBHA manufactures, wood is PEFC-certified, sourced from suppliers who only use trees that have completed their useful life and commit to afforestation . Buyers receive interiors with factory-grade finish quality and verified sustainable timber sourcing.

Glazing & Metal Works

Window systems, balcony railings, façade frames and metal hardware are engineered and fabricated in-house. Glazing & Metal Works produces specialised aluminium window systems and metal finishes . This division allows Sobha to specify the exact glass thickness, gasket spec and anodising finish that suit each project's climate and elevation, removing reliance on commodity-grade window vendors and improving long-term thermal and acoustic performance for residents.

In-House Construction Management

Site execution is handled by Sobha's own engineering force rather than outsourced general contractors. The company adopted advanced project tracking tools to monitor costs and timelines with greater accuracy and close control , and SOBHA has made significant investments in setting up and maintaining its own plant and machinery, giving it the flexibility to deploy resources where and when needed most . This direct control over site labour, machinery and sequencing is what underpins Sobha's reputation for on-time handover.
