The Address & The Vision

An Address Worth Coming Home To

Sobha Sanctuary is Sobha Realty's most ambitious undertaking to date — a AED 50 billion, 37.5-million-sq-ft master-planned community off the Dubai–Al Ain Road in Dubailand, designed to accommodate approximately 20,000 families across approximately 20,000 homes. Launched in January 2026 to coincide with the Sobha Group's 50th anniversary, the project reflects five decades of accumulated knowledge in backward-integrated development, spanning design, engineering, construction, and finish. Its scale and phased delivery model — with first handovers targeted from Q3 2029 — place it among the most consequential residential undertakings in Dubai's current pipeline.

The community is arranged around a central destination park of approximately 800,000 sq ft, which functions as the ecological, social, and recreational core of the masterplan. Four continuous green corridors radiate outward from this park into a 6 km Leisure Loop, which in turn connects to a wider 9 km Wellness Loop along the perimeter, lined by more than 50,000 trees, shaded walkways, and water features. Nearly half of the total site area is dedicated to open space — parks, crystal lagoons stretching over 6 km, botanical promenades, and sensory landscapes — a proportion that reflects a deliberate planning choice rather than a marketing claim.

Sobha's "The Art of Detail" ethos, which the developer has applied across projects in the UAE, India, Oman, Bahrain, and Brunei since the group's founding in 1976, governs every decision at Sobha Sanctuary. The backward-integrated model means that glazing, metalwork, furniture manufacturing, and construction are all managed within the group, ensuring quality control at each handoff that external supply chains cannot always guarantee. Villa precincts within the community — The Grove (estate villas), The Brooks (courtyard villas), and The Greens (garden villas) — are each gated and self-contained, with their own security and amenity layers, while still drawing on the full infrastructure of the wider masterplan.

The timing of Sobha Sanctuary aligns with a sustained period of demand for integrated, family-oriented communities in Dubai, where population inflows from mature markets are driving buyers toward developments that deliver quality, density control, and long-term infrastructure depth in one address. Sobha Realty recorded AED 30 billion in sales for FY 2025, a 30 percent year-on-year increase, demonstrating active market validation. The phased approach — beginning with a limited villa release and expanding through multiple parcels — allows infrastructure, schools, the hospital facility, and retail to be delivered in step with the growing resident population.

Sobha Sanctuary invites families and long-term investors to secure a stake in one of Dubailand's defining master communities, at a moment when the surrounding corridor is still early in its growth arc. Phase 1 villa clusters are available from AED 3.99 million, with a 60/40 construction-linked payment plan and Golden Visa eligibility from a qualifying investment of AED 2 million. Handovers are targeted to begin August 2029.

Beyond the Project

Infrastructure & Growth

Emirates Road (E611) Widening — AED 750 Million

Work has begun on expanding Emirates Road to ten lanes, increasing corridor capacity by 65 percent. This directly benefits Sobha Sanctuary residents whose primary highway access routes include E611, reducing commute times to central Dubai.

Dubai Metro Blue Line — Operations Targeted 2029

The RTA-confirmed Blue Line will add 30 km of track and 14 new stations to Dubai's metro network, including coverage across the Dubailand and Silicon Oasis catchment. Targeted operations in 2029 align with Sobha Sanctuary's first handover phase.

Dubai Metro Gold Line — Announced March 2026

Announced by HH Sheikh Mohammed bin Rashid Al Maktoum in March 2026, the Gold Line will pass through 15 strategic areas including the Dubailand corridor, and is scheduled for completion by September 2032, further improving public transport access for Sanctuary residents.

RTA Main Roads Development Plan 2024–2027

The RTA is executing 72 major projects by 2027, covering 226 km of new roads and 115 bridges and tunnels across Dubai. This AED 16 billion programme systematically reduces travel times on the corridors connecting Dubailand to the city's business and leisure districts.

Etihad Rail Passenger Services — Launching 2026

The UAE's national 900 km rail network, connecting all seven emirates, is launching passenger services in 2026 at speeds of up to 200 km/h. With a Dubai station near Al Maktoum Airport — approximately 15 minutes from Sobha Sanctuary — the network strengthens inter-emirate mobility for residents.

Why Invest

Compelling Reasons

1

Sobha's Largest Single Project in Dubai

At 37.5 million sq ft and a total development value of AED 50 billion, Sobha Sanctuary is Sobha Realty's largest undertaking in Dubai — a scale that enables schools, a hospital, retail, and a fully connected green network to function as genuine urban infrastructure rather than amenity promises.

2

50 Years of Backward-Integrated Construction

Founded in 1976, Sobha Group manages design, engineering, glazing, metalwork, furniture manufacturing, and construction under one roof. This backward-integrated model, applied at Sobha Sanctuary, means quality control is internal at every stage, not delegated to external contractors.

3

Ultra-Low Density Across 2,000 Villas on 37.5 Million Sq Ft

The first residential release focuses on villas only — 2,000 units across the wider masterplan on a site of nearly 38 million sq ft. This deliberately constrained density delivers plot sizes from 1,751 sq ft to over 7,000 sq ft and a residential density that is rare in Dubai's current off-plan landscape.

4

50 Percent Open and Green Space Across the Masterplan

Approximately half the total site area is dedicated to open space — parks, 6 km of crystal lagoons, botanical promenades, and four green corridors feeding into a 9 km Wellness Loop. More than 50,000 trees are planned across the community, directly improving microclimate and air quality.

5

Integrated City-Level Infrastructure Within the Community

Two international schools and a hospital facility are planned within the Sobha Sanctuary masterplan itself, alongside a community mall and a dedicated wellness centre. Residents will not need to leave the community for education, primary healthcare, or daily retail — a level of self-sufficiency rare in Dubai villa communities.

6

Strategic Dubailand Address at a Growth Inflection Point

Located off the Dubai–Al Ain Road with direct access to Al Khail Road (E44) and Emirates Road (E611), Sobha Sanctuary sits in a corridor where infrastructure investment is accelerating — Emirates Road widening, the confirmed Metro Blue Line (2029), and the Metro Gold Line (announced March 2026) will progressively increase connectivity and support long-term capital growth.

About the Developer

SOBHA

Sobha was founded on 7 August 1995 by P. N. C. Menon, who established the original interior decoration firm in Oman in 1976 . The Indian arm went public in 2006 with its IPO on Indian stock exchanges , and the company changed its name to Sobha Limited on 18 August 2014 . Headquartered in Bengaluru with a corporate presence in Dubai, the listed company today employs over 7,621 employees as of March 2026 and reported annual revenue of ₹4,160 crore as on 31 March 2025 . The group operates across India, the UAE, Oman, Bahrain and Brunei.

What sets the firm apart is its backward-integration model, refined since the early 2000s. Featured in a Harvard Business School case study, this model ensures that from the first architectural sketch to the final polish on a wooden floor, every aspect is handled in-house . By the early 2000s, the company had begun fully implementing Backward Integration in India, launching three advanced factories in Bangalore , with dedicated teams covering architecture, engineering, MEP and finishing. Every home undergoes 1,456 rigorous quality checks before handover , supported by German engineering benchmarks and in-house precast technology.

The portfolio spans residential apartments, villas, row houses, plotted developments, integrated townships and commercial assets. Having delivered over 548 iconic projects across the country, SOBHA continues to deliver premium living spaces that blend meticulous craftsmanship with modern design . From its Bengaluru base the company has expanded into Delhi NCR, Coimbatore, Kerala, Chennai, Hyderabad, Pune and GIFT City , with Mumbai and Greater Noida among its newer markets. Signature addresses include Sobha Neopolis, Sobha Dream Acres, Sobha City Gurgaon Sector 108, Sobha Hartland Dubai and Sobha Brooklyn Towers.

The ownership philosophy is anchored in founder P. N. C. Menon's principle of Passion at Work and a refusal to outsource quality. The backward integration model has allowed SOBHA to get complete control over its supply chain, ensuring a strong base of vendors who supply quality raw materials and other products required, and since this model insulates the company from dependence on the external ecosystem, SOBHA can plan ahead and manage inventories . The result for buyers is consistent build quality, predictable handovers and long-term resale strength backed by a publicly listed, founder-led governance structure.
