Launched in January 2026 to coincide with the Sobha Group's 50th anniversary, the project reflects five decades of accumulated knowledge in backward-integrated development, spanning design, engineering, construction, and finish. Its scale and phased delivery model — with first handovers targeted from Q3 2029 — place it among the most consequential residential undertakings in Dubai's current pipeline.
The community is arranged around a central destination park of approximately 800,000 sq ft, which functions as the ecological, social, and recreational core of the masterplan. Four continuous green corridors radiate outward from this park into a 6 km Leisure Loop, which in turn connects to a wider 9 km Wellness Loop along the perimeter, lined by more than 50,000 trees, shaded walkways, and water features. Nearly half of the total site area is dedicated to open space — parks, crystal lagoons stretching over 6 km, botanical promenades, and sensory landscapes — a proportion that reflects a deliberate planning choice rather than a marketing claim.
Sobha's "The Art of Detail" ethos, which the developer has applied across projects in the UAE, India, Oman, Bahrain, and Brunei since the group's founding in 1976, governs every decision at Sobha Sanctuary. The backward-integrated model means that glazing, metalwork, furniture manufacturing, and construction are all managed within the group, ensuring quality control at each handoff that external supply chains cannot always guarantee. Villa precincts within the community — The Grove (estate villas), The Brooks (courtyard villas), and The Greens (garden villas) — are each gated and self-contained, with their own security and amenity layers, while still drawing on the full infrastructure of the wider masterplan.
The timing of Sobha Sanctuary aligns with a sustained period of demand for integrated, family-oriented communities in Dubai, where population inflows from mature markets are driving buyers toward developments that deliver quality, density control, and long-term infrastructure depth in one address. Sobha Realty recorded AED 30 billion in sales for FY 2025, a 30 percent year-on-year increase, demonstrating active market validation. Work has begun on expanding Emirates Road to ten lanes, increasing corridor capacity by 65 percent. This directly benefits Sobha Sanctuary residents whose primary highway access routes include E611, reducing commute times to central Dubai.

The first residential release focuses on villas only — 2,000 units across the wider masterplan on a site of nearly 38 million sq ft.
