A 37.5-million sq ft nature-led master community on Al Ain Road
Sobha Sanctuary is the largest single project in Sobha Realty's five-decade history — a Dh50 billion master community spanning approximately 37.5 million square feet off Al Ain Road in Dubailand. Announced in January 2026 to mark Sobha Group's 50th founding anniversary, it is designed to eventually accommodate around 20,000 families across roughly 20,000 residential units, including villas, townhouses, and apartments delivered in multiple phases through 2029 and beyond.
The community is structured around a central destination park of 800,000 square feet, with four continuous green corridors feeding into a 6-kilometre leisure loop and a 9-kilometre wellness loop along the perimeter. More than 50,000 trees are woven through nature promenades, shaded walkways, and water features, creating a microclimate that shapes the texture of daily life rather than serving as a backdrop to it. Crystal lagoons stretching 6 kilometres, 22 kilometres of cycling tracks, and beach-style leisure zones reinforce a commitment to active, outdoor living at community scale.
Sobha Realty's backward-integrated construction model — encompassing its own modular and façade manufacturing facilities established in 2024 — means design intent is carried through to material execution without the variability that comes with outsourced supply chains. Contemporary facades are calibrated to blend with the natural landscape while delivering the spatial generosity that defines the villa typology: built-up areas across configurations run from 2,459 square feet to 7,191 square feet, with private gardens, dedicated parking, and direct access to the community's green network.
The timing of Sobha Sanctuary's launch reflects the momentum of Dubai's property market, where transaction values rose 20 per cent year-on-year to Dh917 billion in 2025, and where demand for integrated, low-density family communities continues to outpace available supply. The Al Ain Road corridor is in active transformation: the Dubai Metro Blue Line, a Dh18 billion infrastructure programme under construction since 2025 and due for opening on 9 September 2029, is bringing new stations to districts along the eastern growth spine that runs through this part of the emirate. The Etihad Rail network connecting major emirates is also advancing, with analysts forecasting 10–25 per cent price growth in connected areas.
Sobha Sanctuary offers entry into that trajectory at a point when the master community is still being shaped — and when the infrastructure that will define its long-term value is simultaneously being built. Four, five, and six-bedroom homes are available from AED 3.99 million on a structured 10/50/40 payment plan, with first handovers scheduled for August 2029.
