Sobha Reports Record H1 FY27 Sales of ₹5,862.4 Crore, Up 47.2%

Sobha Limited reported H1 FY27 real-estate sales value of ₹5,862.4 crore, its highest for a half year, in an operational update issued on October 2, 2026. The figure was 47.2% higher than the ₹3,981.4 crore recorded in H1 FY26. The half-year period ended September 30, 2026, and the update covered activity across the company’s markets, including Bangalore, Gurgaon and Calicut.

Sales during the six months covered 3.76 million sq ft across 2,260 units, with area sold increasing 32.4% year on year. In Q2 FY27, Sobha recorded sales value of ₹2,206.3 crore, up 16% from the corresponding quarter a year earlier. The quarter’s sales spanned 1.42 million sq ft and 828 units.

H1 performance and project activity

Sobha’s share of the total H1 sales value was ₹4,873.8 crore, or 83.1%. Its share in Q2 was ₹1,881.7 crore, representing 85.3% of the quarter’s total. Average price realisation for H1 reached ₹15,604 per sq ft, compared with ₹14,028 per sq ft in H1 FY26. The Q2 average was ₹15,522 per sq ft.

The company attributed the higher H1 realisation to a more premium-priced project mix and said the half-year performance was led by strong response to new launches. Regional contributions to H1 sales value were distributed as follows:

• Bangalore: ₹3,385 crore, or 57.7% of the total
• NCR: ₹1,974 crore, or 33.7%
• Kerala: ₹357 crore, or 6.1%
• Other cities: ₹146 crore, or 2.5%

Five projects launched during H1 across Bangalore, Gurgaon and Calicut, with a combined saleable area of 7.91 million sq ft and stated sale potential of ₹11,200 crore. In Q2, launches covered 1.03 million sq ft across two projects, one in Calicut and one in Mysore.

Completions during the half year comprised 1,391 homes, totalling 2.56 million sq ft across 17 wings or blocks. Q2 accounted for 720 homes and 1.49 million sq ft across nine wings or blocks.

Projects and quarterly contributions

The update identifies SOBHA Boulevard, a premium plotted development in Mysore, as covering 10.6 acres, with 126 plots and 0.20 million sq ft of total saleable area. SOBHA Bellevue, a super-luxury residential development at Feroke in Calicut, spans 4.3 acres and comprises 298 homes, with 0.83 million sq ft of total saleable area.

For Q2 sustenance sales, Sobha cited significant contributions from SOBHA OneWorld and SOBHA Neopolis in Bangalore, and SOBHA Crescent and SOBHA Aranya in Gurgaon. The operational update was submitted to BSE Limited and the National Stock Exchange of India Limited.
