SOBHA launches Bellevue by SOBHA, a riverside tower project in Feroke

SOBHA has launched Bellevue by SOBHA, a new residential project in Feroke on the outskirts of Kozhikode (Calicut), Kerala. The launch, which the developer lists under the status New Launch, brings two high-rise towers of luxury apartments to a 4.31-acre riverside site beside the Chaliyar River. The project was reported as newly launched in September 2026 and forms part of the developer's launches in Calicut during the first half of its FY27 financial year.

The development comprises 298 residences across two towers, each rising to 44 floors and standing at 142 metres. The homes are planned in 3 and 4 BHK configurations, with a pre-launch rate of ₹14,000 per square foot and a starting price of ₹3.21 crore. Possession is scheduled for December 2033. Project details for prospective buyers

Bellevue by SOBHA is registered with the Kerala Real Estate Regulatory Authority under the number K-RERA/PRJ/KKD/135/2026, with the registration reported in late August 2026. The project is a single phase, and its layout places five podium parking levels beneath 39 residential floors in each tower. Those five levels accommodate 609 resident car parks and 62 visitor car parks.

The residences range from 2,243 to 3,331 sq ft of super area. The 3 BHK homes span 2,243 to 2,945 sq ft and the 4 BHK homes span 2,662 to 3,331 sq ft. Several layouts include a family room or a domestic help room, and every home is a corner unit with at least two balconies, which the developer notes gives each residence a degree of privacy. Views extend across the Chaliyar River, Beypore Beach and the Western Ghats.

The project is planned around 1.91 acres of open space shaped around the natural terrain of the site. The amenities include a double-height clubhouse of 20,000 sq ft across several levels, with a gym, book club, indoor games area, badminton and table tennis courts, and a kids' play area. Outdoor facilities include a lap and leisure pool, a kids' pool, a pool deck, a pickleball court, a multi-court, a cricket pitch, a Miyawaki forest, a bio pond, a yoga and meditation lawn, seniors' gazebos, a reflexology walk, a celebration lawn and a banquet hall. Interiors use slip-resistant tiles in bathrooms and balconies with waterproofing and drainage, and the kitchens connect to a multi-utility zone.

The location

Feroke sits along the Chaliyar River and is connected to the rest of Kozhikode by NH66, NH966 and NH766. NH966 joins NH66 at Ramanattukara, and the route to Calicut International Airport at Karipur covers about 16 km, roughly 32 minutes by the Ramanattukara bypass. Feroke railway station is about 11 km from Kozhikode town, and the Kozhikode Main station lies about 10 km from it. The city centre is around 20 minutes away by road.

Schools and colleges in the immediate area include Farook College and Irshadiya College, while Government UP School Feroke lies on Feroke City Road. Healthcare options include the ESI Hospital at Feroke, Koyas Hospital, Red Crescent Hospital at Chungam and Shifa Hospital at Kallampara. Shopping at Century Shopping Center is close by, and the Cyberpark IT hub serves the wider Kozhikode area.

Several road and transit projects are underway in the region. The Vengalam to Ramanattukara section of the Kozhikode bypass was inaugurated in 2026, and the four-laning of NH966, sanctioned in February 2025, will cover around 120 km across Malappuram, Kozhikode and Palakkad. A traffic restructuring tied to the Cheruvannur flyover began in September 2026. A light metro for Kozhikode remains at the feasibility stage, and an elevated highway between Ramanattukara and the airport has been proposed.

With the launch and registration now in place, the next stage for Bellevue by SOBHA is the opening of bookings, which the developer has indicated is close.
