Since 1995, SOBHA has charted a remarkable course in Indian real estate, distinguished by visionary design, impeccable quality, and an uncompromising devotion to excellence. Sobha Limited founded in 1995 has delivered 148 million sqft of built space across 600+ projects in 27 Indian cities and the Middle East, making it one of the top five Indian residential developers by delivered volume.
FY26 (year ended March 2026) is the company's best year ever: sales bookings of ₹8,135.9 crore (up 30% year-on-year), 5.54 million sqft sold at an average realisation of ₹14,675 per sqft.
Backward Integration Model
Pioneering the industry-first Backward Integration model, every project reflects meticulous craftsmanship and a seamless fusion of technology and artistry. While Prestige, Godrej, Brigade, DLF and Oberoi outsource interiors, glazing, façades, woodwork and concrete to specialist vendors, Sobha runs all of these in-house — its KIADB-Bommasandra factories produce concrete blocks and pavers, glazing and metalwork, modular kitchens and wardrobes, doors, furniture and even Restoplus mattresses for the company's own projects.
1,456 quality checks per residential unit before handover — one of the most rigorous protocols in Indian real estate.
Geographical Footprint and Recent Expansion
From its roots in Bangalore, SOBHA Limited steadily expanded into high-growth markets such as Delhi NCR, Coimbatore, Kerala, Chennai, Hyderabad, Pune, and GIFT City. Bengaluru contributed 55% of FY26 sales (₹4,478 Cr — its historic best for the company), Delhi-NCR contributed 30% (₹2,455 Cr), and Kerala 10% (₹808 Cr).
In FY 2025, the Company launched 8 new projects across 4 cities with total saleable area of 8.76 Million square feet.

It has been honoured with more than 170 prestigious awards by various institutions of repute. For three consecutive years, it has been celebrated as the Top Brand in Indian real estate.
Earlier in 2025, PNC Menon, Founder and Chairman Emeritus, Sobha Limited was honored with 'Lifetime Achievement of the Year' by The Economic Times. Sobha Atlantis won the Ultra Luxury-Lifestyle Project of the Year' at the 16th Realty+ Excellence Awards 2024.

Its residential projects portfolio comprises of residential apartments, row houses, villas, luxury and super luxury apartments. In Bengaluru, residential apartments range from premium projects like SOBHA Magnus (Bannerghatta Road) starting at ₹3.33 Cr for 3-4 BHK, and ultra-luxury projects (SOBHA Atlantis, select Townpark phases) commanding ₹20,000+ per sqft.
