Sobha Enters Gurgaon Commercial Market with Sector 106 Launch
Sobha launched Sobha Strada in Sector 106, Gurgaon during Q3 FY26 (ended December 31, 2025), marking the developer's move into the Delhi-NCR commercial sector. The project contributed to NCR sales of ₹3.49 billion in the quarter, driven by strong demand for mixed-use developments in Gurgaon's expanding micromarkets.
Project Scope and Configuration
Sobha Strada spans 2.03 acres and features serviced residences and a central plaza in Block 1 (1.64 acres) alongside a retail plaza in Block 2 (0.39 acres). The project comprises 251 residences configured as 1-bedroom serviced apartments with sizes ranging from 857 to 1,026 sq. ft., alongside premium retail spaces starting from 257 sq. ft.
The development is structured as a 4-basement plus ground plus 31-storey tower, designed to maximize both ground-level retail activation and upper-level residential density. Total project development is 323,403 sq. ft., with saleable area of 214,060 sq. ft. comprising 222 residential units.
Location and Connectivity
Sobha Strada is located in Sector 106 off Dwarka Expressway, one of Gurgaon's primary commercial corridors. The expressway provides seamless access to Delhi, IGI Airport, Cyber City, and major commercial centres including Udyog Vihar and MG Road. Gurgaon Railway Station is approximately 4 km away, and the proposed Delhi-Alwar RRTS is planned in the sector, with future metro connectivity also in development.
Sector 106 itself is in early-to-mid stage development along the Dwarka corridor. The area has been planned with wide roads, green spaces, and modern civic facilities, with R K Hospital Gurgaon and nearby healthcare centres serving the locality.
Retail and Residential Positioning
The ground-floor and lower commercial zones are designed for high-street retail, anchoring brands and lifestyle businesses. The project is expected to be completed in December 2032. Sobha Strada is RERA-registered with registration number GGM/1010/742/2025/113, dated November 17, 2025, with the Haryana Real Estate Regulatory Authority.
Context: Sobha's FY26 Performance
Sobha achieved record quarterly sales of ₹21.15 billion in Q3 FY26, a 52.3% year-on-year increase. During the same quarter, the company launched three projects across three cities with a combined saleable area of 932,171 sq. ft., including Sobha Magnus in South Bangalore and Sobha Inizio in Mumbai.
Gurgaon sales value grew 119.2% over Q2 FY26, reflecting strong demand recovery and investor interest in the NCR commercial-residential segment. Sobha Strada captures this momentum by offering a differentiated mixed-use product suited to Gurgaon's evolving commercial ecosystem.
