During Q3 FY26, Sobha launched three projects with a total saleable area of 932,171 sft, bringing cumulative new launches for the first three quarters of FY26 to 2.58 Mn sft. The expansion positioned the developer's Bangalore home market as its strongest performer and marked strategic entries into Mumbai and the serviced apartment segment.
Record Quarterly Sales Driven by Bangalore Strength
Sobha Limited reported its highest-ever quarterly sales value of ₹21.15 billion in Q3 FY26, achieving year-on-year growth of 52.3% compared to Q3 FY25, driven by record demand in Bengaluru and strategic entry into the Mumbai market. Bangalore recorded its highest-ever quarterly sales, growing by 51.0% compared to Q3 FY25, contributing 71.5% to overall value with ₹15.12 Bn.
Average price realization jumped to ₹15,436/sft, reflecting robust demand.
Sobha Magnus: South Bangalore's Newest Luxury Offering
The launch of Sobha Magnus in South Bangalore was supported by a luxury project spread across 5.78 acres, offering 294 homes in 3 & 4 BHK configurations, with sizes ranging from 1,250 to 2,578 sq. ft. Magnus on Bannerghatta Road features eco-luxe 3-4 BHK from ₹3.33 Cr that drove the company's record Q3 FY26 quarter.

SOBHA Strada was launched in Sector 106, Gurgaon—a unique commercial development spread over 2.03 acres, featuring 222 serviced apartment units (Studio/1 BHK) alongside retail spaces.
Nine-Month Performance and Execution Track Record
For the first nine months of FY26, SOBHA achieved a sales value of ₹60.97 Bn with new sales area of 4.21 Mn sft. During Q3 FY26, SOBHA completed 1.39 Mn sft and delivered 915 homes, bringing cumulative completion for the first three quarters of FY26 to 3.64 Mn sft (2,100 homes).
The first nine months of FY26 have been described by management as truly exceptional, with real estate sales reaching an all-time high of ₹6,097 crore, a testament to customer trust and team dedication across functions.
