Greater Noida is a new address for SOBHA Limited rather than a legacy one. The company operates across 13 real-estate cities and 8 states, having added Greater Noida and Mumbai during FY26, the financial year ended March 2026. That timing matters for a buyer evaluating Sector 1: this is not a decades-old SOBHA micro-market like Bengaluru's Sarjapur belt, but a deliberate, recent expansion move by a company that has spent thirty years building in South and West India before turning to Delhi-NCR's western sub-market of Greater Noida West. SOBHA describes this phase as expanding into new horizons including Mumbai, Greater Noida, Chennai, Coimbatore, Mysuru and Pune, placing Sector 1 within a national growth push rather than an isolated local launch.
Sobha Limited was founded on 7 August 1995 by P. N. C. Menon, building on an interior-decoration business he had established in 1976 as an interior decoration firm in Oman. The company changed its name to Sobha Limited on 18 August 2014, having listed earlier on Indian exchanges; Sobha listed on the BSE and NSE in December 2006 in an IPO that was oversubscribed 126 times, a record at the time. The Indian listed entity, headquartered in Bengaluru, and the Dubai-based Sobha Realty (known for Sobha Hartland and other UAE communities) share a founding family and a construction philosophy but run separate balance sheets. What distinguishes Sobha from other listed Indian real-estate companies is its backward-integration model, under which its own manufacturing arm produces concrete, glazing, interiors and joinery in-house, and also executes contractual work for clients including Infosys, Wipro, HCL, Bosch, Dell, Biocon, ITC and the Taj Group of Hotels. This is the same operating model buyers encounter in Sector 1: fittings, doors, wardrobes and structural concrete produced by SOBHA's own units rather than sourced piecemeal from local vendors, which is the basis for the brand's positioning at the upper end of Greater Noida West pricing.
The scale behind that brand is recent and growing. FY26 was the company's best year ever, with sales bookings of ₹8,135.9 crore, up 30% year-on-year, on 5.54 million sq ft sold at an average realisation of ₹14,675 per sq ft, and a net-debt-negative balance sheet of minus ₹800 crore. Within that national number, Delhi-NCR contributed 30% of FY26 sales, or ₹2,455 crore, underlining that the region — of which Sector 1 is now a part — is already a material contributor to the group's business, not a peripheral test market.
SOBHA's Sector 1 development is marketed in official project literature as SOBHA Rivana and tracked locally as SOBHA Sector 1 and SOBHA Noida Extension. Described as a self-sustaining community, it comprises eight towers — the tallest in the neighbourhood — along with a retail enclave. The development spans 11.76 acres (approximately 47,604.68 sq m) and hosts 1,364 residences across the eight towers. Residences are positioned at the larger end of the Greater Noida West product mix, with configurations that on the official project page run from 1,752 sq ft to 2,715 sq ft across 3 and 4 BHK high-rise homes. A 35,000 sq ft clubhouse sits at the centre of the layout, alongside more than 40 curated leisure amenities, and outdoor amenities are organised across a kids' zone, parks and plazas, a recreational hub and an active arena. Completion is scheduled for February 2031, a timeline consistent with a project only recently registered — the development carries UP RERA registration UPRERAPRJ313638, dated 25 March 2026. Buyers evaluating unit sizes, floor plans or price lists should treat the official project page and the UP-RERA portal as the primary reference, since multiple third-party listing sites in circulation quote varying acreage, tower height and starting-price figures for the same Sector 1 address.
Sector 1 sits within Greater Noida West, popularly called Noida Extension, and its relevance to a premium developer rests on a specific set of infrastructure and demand signals rather than general NCR sentiment. The area sits close to Noida, Delhi and the Yamuna Expressway, giving it connectivity to major employment and business hubs. The Noida Metro Aqua Line and Delhi Metro Blue Line are both less than 20 minutes away, and new metro links planned between Noida Sector 51, Boraki Railway Station and Knowledge Park V are intended to extend that connectivity further toward the Noida International Airport coming up at Jewar. Social infrastructure has followed the residential build-out: schools such as Lotus Valley International and St. Xavier's, and healthcare institutions like Yatharth Super Speciality, lie within short driving distance, and the presence of malls, tech parks and cultural centres adds further depth to the immediate catchment.
Price movement in the micro-market has been steep by NCR standards. Sector 1 has recorded 98% price growth over five years, a figure corroborated by ANAROCK data showing a 98% property price increase across Greater Noida over the same five-year period. Current average rates in Sector 1 stand at roughly ₹9,400 per sq ft, which compares with neighbouring Zeta I and Zeta II at around ₹9,500 and ₹9,450, and Chi V at closer to ₹9,700 per sq ft — placing Sector 1 within a tight, competitively priced band of Greater Noida West's more established sectors rather than at a discount to them. For a backward-integrated, listed developer entering the corridor for the first time, that combination of documented appreciation and metro-linked connectivity is the underlying rationale for building here rather than in an unproven pocket of the same expressway belt.
Sector 1 is not SOBHA's only NCR address. Sobha International City in Sector 109, Gurgaon, is a 150-acre low-density villa and residential development adjacent to the Dwarka Expressway, delivered in phases over several years. More recently, Sobha Aranya in Sector 80, Gurgaon, is an eco-luxury apartment project within the 270-acre Karma Lakelands zone, with its first phase spread across roughly 14.8 acres and five towers. Gurgaon sales surged 119% in a recent quarter on the back of the Sobha Strada launch, evidence of sustained buyer demand for the brand across NCR's western corridor even before its Greater Noida entry. Seen against that backdrop, Sector 1 extends SOBHA's NCR presence eastward, into a market defined less by Gurugram's commercial-office density and more by Noida-Greater Noida Expressway connectivity, Aqua Line access and proximity to the upcoming Jewar airport.
