Sobha One World Launched in Bangalore – 3,484 Ultra-Luxury Units

Launch Overview

Sobha One World officially launched on 13 June 2026 at the Grand Allotment Event in Hoskote, East Bangalore. The project represents one of the largest township launches in the city's eastern growth corridor this year.

Phase 1, called Sobha One Residences, is spread across 48 acres of the larger 300-acre master-planned township in Hoskote, East Bangalore, featuring 14 towers with 3,484 ultra-luxury 1, 2, 3, and 4 BHK apartments across 6 RERA-registered sub-phases.

Unit Configuration and Pricing

The launched One Residences phase offers Luxe and Grande variants of apartments, starting from Rs. 1.09 Crores. Apartments range from 734 to 2,415 sq. ft.

The project offers flexibility across household sizes. Pre-launch pricing was set at Rs. 14,720 per sq. ft. starting at Rs. 1.09 Crores for 1 BHK, with early access to premium units offering park, open-space, or township views.

Regulatory Status

Karnataka RERA approval for all 6 phases was granted on 08 May 2026. The Phase 1 RERA number is PRM/KA/RERA/1250/304/PR/080526/008634.

The project falls outside the Bengaluru core BBMP/BDA jurisdiction, so STRRPA — not BBMP — is the relevant planning authority.

Timeline and Possession

Headline possession is planned for 1 December 2032. Per RERA filings, Phase 1 (W1, W2) possession is by July 2032, while Phase 6 (W12, W13, W14) possession is by September 2033.

The pre-launch was on 5 June 2026 and the EOI window ran from 10 May to 20 May 2026.

Location and Connectivity

Strategically located just 5 minutes from NH 75, the project spans over 300 acres of the main area. The project address is Amanidoddakere Village, Kasaba Hobli, Hoskote, Bengaluru Rural, Karnataka 562114.

Hoskote is roughly 12–14 km away from the Whitefield IT belt, which is a 20–25 minute drive via the NH-75. The Satellite Town Ring Road (STRR) links Hoskote to the Kempegowda International Airport in 35 minutes, bypassing all inner-city traffic.

The proximity to Whitefield and IT hubs like ITPL, EPIP Zone, and RMZ Ecospace is a major draw for IT professionals.

Market Context

The corridor has recorded a 115% appreciation over the last five years. In 2026, the area is affectionately dubbed "Neo-Whitefield" because it offers the same high-rise lifestyle and IT proximity as Whitefield but at a more accessible price point.

The community keeps an impressive 80% of its land completely open for green parks, a massive "World Stadium" sports district, and a grand 75,000 sq. ft. social clubhouse.
