Hoskote is a fast-growing residential and industrial district located 27 kilometres from Bangalore's city centre. The name derives from the Kannada words Hosa (new) and Kote (fort), a reference to a small fort settlement that once anchored this stretch. The town sits where the eastern edge of Greater Bangalore transitions into open land, bordered by Whitefield and Budigere Cross to the west, Malur and Kolar to the east, and Devanahalli to the north via NH-648.
The locality is situated close to Whitefield Extension, KR Puram, Soukya Road, Chintamani Road, Kattamanallur Junction, Old Madras Road, and Budigere Cross. That position — astride NH-75 (Old Madras Road) and at the convergence of several state and national highways — is the single clearest reason why residential and industrial activity has converged here faster than in comparable suburban towns.
Hoskote lies along the Bangalore-Chennai National Highway (NH-4) and is well connected by NH-75 and NH-207, providing easy access to various parts of Bangalore and beyond. The nearest suburban railway stations are Whitefield at 12 km and KR Puram at 19 km.
The most consequential new piece of infrastructure is National Expressway 7 (NE-7). The expressway connects Hoskote near Bengaluru in Karnataka to Sriperumbudur in Tamil Nadu's Kanchipuram district, passing through three states — Karnataka, Andhra Pradesh, and Tamil Nadu — covering approximately 262 km. The 71-km section from Hoskote to Bethamangala in Karnataka formally opened for traffic on 9 December 2024. By bridging the two metro cities, the expressway shortens travel time from 6 hours to just 3 hours and enhances access to major industrial corridors such as the Chennai Bangalore Industrial Corridor, Hoskote Industrial Area, and Sriperumbudur-Oragadam Industrial Corridor.
Two further ring-road projects are in progress. The Satellite Town Ring Road (STRR) is one of the strongest infrastructure signals for Hoskote, as it connects the locale into a wider movement loop around the city; the 80-km Dobbaspete-Hoskote stretch is partly operational, with completion targeted by 2027-28. The 74-km Bengaluru Business Corridor (erstwhile Peripheral Ring Road) has a target timeline of 2029; it will link Tumkur Road in the northwest with Hosur Road in the southeast and integrate with NICE Road to create a 116-km bypass.
A government proposal for Metro connectivity stretches from KR Puram to Hoskote via Old Madras Road. The proposed Phase 3 extension of Bangalore Metro's Purple Line to Hoskote will improve connectivity, offering residents and businesses seamless access to Bangalore's urban transit network. Until that extension is operational, the project corridor sits at the crux of Budigere Cross, Whitefield-Kadugodi Road, Hope Farm Junction — which has access to the Purple Line Metro — Soukya Road, ITPL, and KR Puram.
Residential demand in Hoskote is substantially employment-driven. The KIADB Industrial Area near Narsapura and Malur, spanning over 3,000 acres, is already home to leading automotive and manufacturing companies such as Volvo, Honda, and Bando. Hoskote real estate benefits from KIADB-linked industrial activity in and around its wider belt, and as manufacturing presence expands, nearby housing markets gain from the influx of professionals and families.
Just a 30-minute drive from Whitefield, one of Bangalore's primary IT corridors, Hoskote is increasingly becoming a residential hub for IT professionals working in companies such as IBM, SAP, and Oracle. Tech parks located along ITPL Main Road, the Whitefield-Hoodi-KR Puram stretch, and ORR continue to drive housing demand across East Bangalore.
The town's civic profile has expanded in step with its residential base. Schools include Kendriya Vidyalaya, Sri Chaitanya Techno School, Holy Angels Public School, and Narayana e-Techno School. MVJ Medical College and Research Centre, The Polaris International School, and Global Residential School are also among the established educational institutions.
On the healthcare side, reputed hospitals including Narayana Multispeciality Hospital, Columbia Asia Whitefield, and Ashwini Multispecialty Hospital provide advanced medical care in the wider belt. New Baldwin International School, Geetanjali International School, Shri Ram Global School, East Point Hospital, and Orion Uptown Mall give the Budigere Cross sub-belt additional daily-use depth.
For retail, shopping malls such as Inox Forum Value Mall, Gopalan Signature Mall, and Park Square Mall are within 19 kilometres.
The average weighted price of apartments in Hoskote is approximately ₹3,450 per sq ft, and that average has moved 30.2% in the last one year. Over a longer horizon, the locale has recorded 115% growth in property values over five years, driven by better roads, industrial presence, and rising residential activity.
