Strategic Pipeline Building Amid Strong Sales Performance
The aggressive land acquisition follows a record year for the developer. Sobha achieved FY26 pre-sales of ₹81.4 billion, up 30% year-on-year on sales volumes of 5.5 million square feet, with Bengaluru contributing 55% of total sales, NCR 30%, Kerala 10%, and other cities 5%.
Fourth-quarter FY26 pre-sales reached ₹20.4 billion, up 11% year-on-year, supported by sustenance sales and new launches. Sobha Rivana in Greater Noida saw particularly strong initial traction, with approximately 25% of inventory sold within the first few weeks of launch.
Completion and Delivery Track Record
During Q3 FY26 alone, Sobha completed 1.39 million square feet of development, delivering 915 homes. Cumulative completions for the nine-month period stood at 3.64 million square feet, translating into 2,100 home deliveries.

Sobha reported full-year PAT of ₹1.93 billion in FY26, a 104% surge from prior year, on total revenue of ₹53.84 billion and record real estate sales of ₹81.36 billion, with a net-debt-negative balance sheet and a recommended dividend of ₹6 per share.
Regional Expansion and City Focus
Bengaluru remained Sobha's primary market, registering best-ever sales of ₹44.78 billion, contributing 55% of annual sales. NCR contributed ₹24.55 billion (30%), supported by new launches in Greater Noida and Gurgaon. Kerala contributed ₹8.08 billion (10%), bolstered by expansion in Cochin and a new launch in Trivandrum. GIFT City, Chennai, and other locations contributed the remaining 5%.
Q4 project launches included Sobha Woods Whispering Hill in Trivandrum (110 luxury homes), Sobha Altair in East Bangalore (207 luxury homes across 3.31 acres), and Sobha Rivana in Greater Noida (a 11.72-acre development with 1,364 homes).
