SOBHA City Thrissur Achieves Net Water Positive Platinum Milestone
SOBHA City Thrissur became India's first operational project to receive the Net Water Positive (Platinum) rating from the India Green Building Council (IGBC). The certification, which SOBHA City received, was disclosed in Sobha Limited's FY26 Annual Report, filed with the stock exchanges in June 2026, marking a significant recognition for the developer's water-sustainability credentials across Kerala.
Water Independence Through Integrated Design
The 55-acre project has set a benchmark by meeting 100 per cent of its freshwater requirement through rainwater, while irrigation needs are met with STP treated water with no dependence on groundwater or any other alternate sources. Around 20 per cent of excess rainwater is given back to nature.
The water management strategy is anchored in a central architectural feature. An artificial lake, spread over approximately 6.5 acres of land, was conceived in such a way that all the water needs for the township, including landscaping, are met. The design, envisioned by PNC Menon, Founder and Chairman of Sobha Group, transformed the lake into both a functional water system and a recreational focal point around which the entire property was developed.
Comprehensive Waste and Energy Management
Lush green landscaped areas account for more than 30 per cent of the project site, with more than 40,000 native ornamental and fruit-bearing trees and shrubs of approximately 180 diverse species blending the landscape with the local vegetation.
The project operates on-site treatment systems to manage all waste streams. A Sewage Treatment Plant (STP) treats 100 per cent of sewage generated within the project that can be used for landscaping and flushing. An Organic Waste Converter (OWC) treats 100 per cent of biodegradable waste – the compost generated is used as manure for landscaping.
An Integrated Township Model
The integrated project hosts residential, retail and entertainment spaces with almost every amenity a contemporary project has to offer. The township, encompassing the mall, achieved India's first Net Water Positive Platinum rating from the Indian Green Building Council (IGBC) in 2022, through initiatives like large-scale waste management plants that process organic and inorganic waste on-site, alongside solar power integration for reduced energy consumption.
Sobha's Broader Sustainability Framework
The recognition of SOBHA City Thrissur reflects the developer's wider commitment to environmental stewardship. In FY26, Sobha recycled 246.7 ML of water, generated 1,732 MWh of energy from renewable sources and recorded 60.78 million man-hours across its projects. The company targets a 10% reduction in Scope 1 and 2 GHG emissions by 2030.
Sobha Limited reported its highest-ever annual sales value of ₹81.36 Bn in FY26, up 30% year-on-year, and expanded to 13 cities, launching 6.04 million square feet of new projects with a net cash position of ₹18,020 million against gross debt of ₹10,023 million as of March 31, 2026.
Net Water Positive: What It Means
The IGBC Net Water Positive (Platinum) rating recognizes projects that generate and return more water than they consume. This achievement in a 55-acre integrated township demonstrates that large-scale residential and commercial developments can operate with zero dependence on external water sources while maintaining surplus water for return to natural systems. The Thrissur project serves as a reference case for water-neutral urban development practices in India.
