SOBHA Limited's presence in Yelahanka did not arrive with a single project; it has built up over roughly a decade through a cluster of developments concentrated around Kogilu Main Road and Kogilu Cross, one of the more established residential pockets of North Bangalore. PNC Menon formed Sobha Developers Limited on August 7, 1995, and as of August 18, 2014, the enterprise is known as Sobha Limited, with its corporate office in Bangalore. Sobha Palm Court, on Kogilu Main Road, is the most established of the group's Yelahanka addresses. It is a ready-to-move luxury residential project located on Kogilu Main Road, offering thoughtfully designed 2 and 3 BHK apartments with spacious layouts and premium finishes, spread over a total area of 4.9 acres. Sobha Square, at Kogilu Cross, is a smaller, denser development. Spread over 4.00 acres, it offers 288 meticulously designed 2 BHK and 3 BHK apartments and is a ready-to-move-in project, having achieved its expected completion date of January 30, 2020. Sobha Althea & Azalea sits a short distance away as a mixed low-rise and high-rise format. The project comprises three apartment towers, each with a configuration of Basement + Ground + 16 Floors, and five blocks of Azalea Row Houses, spread over 8 acres, offering 176 super luxury apartments and penthouses along with independent villa-style homes. At Sobha Althea, average property prices moved from ₹8,900 to ₹8,950 per sq ft during Q3 2025, a 0.56 percent rise, and resale listings show apartments trading at around ₹1.8 crore for a 2,200 sq ft 3 BHK unit. At the macro level, North Bangalore's Devanahalli-Yelahanka-Bagalur-Chikkajala belt has shown appreciation of 15-28 percent over the past few years, driven largely by IT and aerospace investment, underscoring why SOBHA continues to add inventory to this specific corridor rather than treating Yelahanka as a one-off entry.
