Rajanukunte is a suburb in the Yelahanka taluka of Bengaluru Urban district, positioned on Doddaballapur Main Road (SH-9) at the northern edge of the city's continuous built-up area. It is a suburban area located in the extreme north of Bangalore. The road distance from Bangalore to Rajanukunte is about 22 km, with the usual travel time around 30–60 minutes. The neighbourhood sits between Yelahanka to the south and Doddaballapur to the north, placing it along one of the city's oldest arterial corridors rather than inside any of its newer ring-road growth clusters.
Two main roads — Madhure Temple Road and Doddaballapur Road — pass through the locality, both feeding into NH-44. SH-9 (Doddaballapur Main Road) and Kakolu Road are the key connectors for the area.
Rajanukunte offers rail connectivity via Rajankunti railway station, and Betta Halasuru railway station further enhances overall rail access. The Rajanukunte railway station provides a direct rail link to Yeshwanthpur. For airport travel, Kempegowda International Airport is approximately 17–24 km away depending on the route.
On the metro front, the picture is still developing. The planned Blue Line (ORR–Airport corridor) is expected to connect Heelalige to Rajanukunte, which would bring Namma Metro directly to the locality for the first time. A proposed Carmelaram-to-Yelahanka metro rail network is also under consideration as part of the area's infrastructure pipeline.
Rajanukunte's appeal to working professionals rests primarily on its position along the NH-44 corridor. Proximity to Embassy Manyata Business Park, Rajajinagar IT Park, and Knowledge Square IT Park has driven rental demand and provided consistent rental yield for the locality. Embassy Manyata Business Park is approximately 36 minutes away at 22.1 km. Manyata Tech Park is about 19 km from Rajanukunte via SH-9, and Puravankara and Kirloskar business parks are at 16–20 km distance.
Rajanukunte has grown substantially in recent years, adding educational institutions, healthcare facilities, and residential complexes.
Schools in the vicinity include Stonehill International School, NITTE International School, and Presidency School Bangalore North. At the higher-education level, Vishwa Vidyapeeth, Sai Vidya Institute of Technology, and Presidency University are all located within approximately 4 km of Rajanukunte.
Hospitals serving residents include Sathya Sai Hospital, Cytecare Cancer Hospital, Aster CMI Hospital, People Tree Hospitals, and Fortis Hospital. Within the locality itself, Govt Hospital Rajanukunte, Rajankunte Hospital, and Chiguru Hospital provide primary and secondary care.
Rajanukunte Lake and Yelahanka Lake provide green relief within and around the locality. Kadathanamale Lake and Avalahalli Forest are approximately 4 to 8 km away. These water bodies and forest patches remain among the area's most distinctive natural assets, giving it a quieter character than much of North Bangalore's denser residential belt.
Other prominent landmarks near the locality include the Padukone-Dravid Centre for Sports.
The area majorly offers land parcels, followed by villas, with housing units ranging from the affordable to mid-budget segment. The plotted development format has historically dominated supply here, distinguishing Rajanukunte from Thanisandra or Hebbal, which are driven predominantly by high-rise apartments.
On pricing, sources differ modestly, but the general range is consistent: the average asking price for properties in Rajanukunte is around ₹5,500 per sq ft. With rising demand and popularity, property prices in this area have been increasing, with at least a 15% price hike recorded in one recent financial year. At the city level, Bangalore real estate prices increased by 79% over the five years between 2020 and 2025, surpassing growth rates in Delhi, Mumbai, and Kolkata. Rajanukunte, still catching up to more established nodes, sits toward the affordable end of that citywide curve.
Multiple developer names are now active in the micro-market. Housing units here have been offered by SOBHA, BCIL, and Legacy Global Projects, among others. More recently, groups such as Total Environment and Sattva have also announced or pre-launched projects in the locality, reflecting growing institutional developer interest.
SOBHA Limited, founded in 1995, has delivered 148 million sq ft of built space across 600-plus projects in 27 Indian cities and the Middle East. The builder's 210 Bangalore projects covering 68 million sq ft constitute the single largest luxury residential delivery footprint in the city. SOBHA is India's only fully backward-integrated real-estate developer, operating in-house divisions for concrete, glazing, interiors, woodwork, and MEP.
Within North Bangalore specifically, SOBHA has established a track record across several corridors. Projects such as SOBHA Athena on Thanisandra Main Road, SOBHA HRC Pristine near Jakkur, SOBHA Palm Court on Kogilu Main Road in Yelahanka, and SOBHA Lifestyle Legacy and SOBHA Oakshire on IVC Road in Devanahalli demonstrate consistent activity across the northern arc of the city. Rajanukunte, lying along the Doddaballapur Road axis between Yelahanka and the airport, extends that footprint further north.
In Rajanukunte itself, SOBHA's active project is SOBHA Chartered Birdsong — a plotted development located at Rajanukunte, Yelahanka–Doddaballapur Road, Sadenahalli, spanning 20 acres and offering 265 premium residential plots.
Rajanukunte's growth story is contingent on two infrastructure events: the metro corridor that would place it on a rapid-transit line for the first time, and continued road-widening along Doddaballapur Main Road. Yelahanka, the broader zone in which Rajanukunte sits, is among the areas showing promise for the near term in Bangalore's residential market. The locality's low density, proximity to the airport, and relative affordability versus established nodes such as Hebbal or Manyata make it a distinct proposition — one that suits buyers willing to trade some current infrastructure maturity for land ownership and lower entry prices in a corridor where institutional developer interest is visibly rising.
