Karnataka RERA Grants Full Approval to Sobha One World

The Karnataka Real Estate Regulatory Authority granted full legal clearance to Sobha One World on May 8, 2026, under six sequential registration numbers ranging from PRM/KA/RERA/1250/304/PR/080526/008634 to 008639.

Registration Structure and Phases

All 6 phases share one Approved Plan STRRPA/TP/CC/652/2025-26/318 (Satellite Town Ring Road Planning Authority, Plan Approval Date 07-May-2026, RERA Registered 08-May-2026). The developer has registered the project under six separate structural phases covering wings 1 to 14.

The phase-wise breakdown includes:

  • Phase 1 (Wings W1 and W2): Registered under number PRM/KA/RERA/1250/304/PR/080526/008634 with an official completion timeline valid until July 31, 2032

Project Scale and Configuration

The 48-acre One Residences parcel at Amanidoddakere Village, Hoskote is undergoing site mobilization ahead of the August 2026 foundation start. The initial residential layout features 18 grand towers that rise up to 53 stories high. The overall target date for the final completion and physical handover of the entire community stands at December 31, 2031.

Buyer Protections Under RERA Approval

The builder is legally forced to put 70% of all customer booking money into a locked escrow account. The builder cannot change layout plans without written permission from two-thirds of the existing buyers.

Launch Timeline and Pricing

EOI registration opens on 20 May 2026 at the base rate of Rs. 14,720 per sq. ft. During the pre-launch phase, buyers can secure units at preferential pricing before the official launch on 13 June 2026.

The pre-launch base rate is Rs. 14,720 per sq. ft., with prices starting at Rs. 1.09 Crores for a 1 BHK of 734 sq. ft.

Site Status and Construction Readiness

Mandatory on-site signage has been erected following the 8 May 2026 approval, displaying Approved Plan No. STRRPA/TP/CC/652/2025-26/318 and all six per-phase RERA registration numbers as required under Section 11 of the RERA Act, 2016. Final topographic and geotechnical surveys for Wings 1 and 2 (Phase 1) are being completed ahead of the August 2026 foundation start date filed with Karnataka RERA.
