Sobha One World officially launched on 13 June 2026 at the Grand Allotment Event in Hoskote, East Bangalore, with the pre-launch held on 5 June 2026 and the EOI window running from 10 May to 20 May 2026. Karnataka RERA approval of all 6 phases was granted on 8 May 2026 under Approved Plan No. STRRPA/TP/CC/652/2025-26/318.
Following the allotment process closure in June, the 48-acre One Residences parcel at Amanidoddakere Village, Hoskote underwent site mobilization ahead of the August 2026 foundation start. Final topographic and geotechnical surveys for Wings 1 and 2 (Phase 1) were completed ahead of the August 2026 foundation start date filed with Karnataka RERA.
Phase 1 Scope and Scale
Phase 1 covers 48 acres, known as Sobha One Residences, and includes 14 towers, each with a 3B + GF + 1F parking + 45/46 typical residential floor structure, making it one of the tallest residential developments in the Hoskote corridor. A total of 3,484 ultra-luxury apartments are planned across 6 RERA-registered sub-phases.
The project spans a 300-acre master plan with Phase 1 (One Residences) covering 48 acres. Sobha Limited owns 100% of the land with no joint development agreement and no co-developer involvement.
RERA Filing and Regulatory Transparency
Mandatory on-site signage was erected following the 8 May 2026 approval, displaying Approved Plan No. STRRPA/TP/CC/652/2025-26/318 and all six per-phase RERA registration numbers (PR/080526/008634 through 008639) as required under Section 11 of the RERA Act, 2016. All upcoming milestones are filed with Karnataka RERA and are legally binding under the Act, with buyers able to verify each milestone's progress through the Karnataka RERA quarterly progress reports portal once the project enters active construction.
Possession Timeline
Phase 1 possession is confirmed for 1 December 2032, within a 6-year construction timeline starting August 2026, with all possession dates legally registered with Karnataka RERA and binding under the Act. Phase-wise possession dates range from 31 August 2032 to 30 September 2033.
