Sobha One World Receives Full Karnataka RERA Approval

Sobha One World received its official approval and phase clearance from the Karnataka RERA board on May 8, 2026, holding six sequential registration numbers ranging from PRM/KA/RERA/1250/304/PR/080526/008634 to 008639.

The approval marks a critical milestone for the 48-acre residential township in Hoskote, East Bangalore. All 6 phases received approval from Karnataka RERA on 8 May 2026, with the EOI window opening on 20 May 2026 and the official launch set for 13 June 2026.

Phase-Wise Registration and Delivery Timeline

The developer has registered the project under six separate structural phases covering wings 1 to 14, with Phase 1 (wings W1 and W2) registered under PRM/KA/RERA/1250/304/PR/080526/008634. Each phase carries its own RERA number and independent completion schedule.

The phase breakdown is as follows:

  • Phase 1 (Wings W1 and W2): Registered under PRM/KA/RERA/1250/304/PR/080526/008634 with completion valid until July 31, 2032.
  • Phase 2 (Wings W3 and W4): Registered under PRM/KA/RERA/1250/304/PR/080526/008637 with completion valid until November 30, 2032.
  • Phase 3 (Wings W5 and W6): Registered under PRM/KA/RERA/1250/304/PR/080526/008635 with completion valid until September 30, 2033.

Project Scale and Configuration

The project comprises 14 towers of 45–46 typical residential floors with a total of 3,484 ultra-luxury apartments across 6 RERA-registered sub-phases. The project offers high-quality flats in four different sizes: 1, 2, 3, and 4 BHK.

Phase 1 covers 48 acres at Hoskote with 14 high-rise towers and 3,484 1–4 BHK residences ranging from 734 to 2,415 sq. ft. This represents the first stage of a larger 300-acre master plan.

Regulatory Framework and Buyer Protections

The RERA approval introduces statutory safeguards specific to the Karnataka Real Estate Regulatory Authority framework. Under the K-RERA board rules, the developer cannot treat booking payments as free cash flow and must deposit 70% of all customer collections directly into a separate, locked escrow bank account. This money cannot be moved to buy other land parcels or fund different building projects—it can only be pulled out in stages to pay for direct raw materials, steel, cement, and engineering labor on the specific 48-acre Hoskote site.

The developer cannot change the sanctioned building blueprints, reduce open green spaces, or trim down the size of usable carpet area without getting formal written signatures from two-thirds of the existing home buyers.
