SOBHA NAVALUR CHENNAI — New Project Coming Up in Navalur, Chennai

Sobha Expands Chennai Presence with New Residential Project in Navalur

Sobha is developing an upcoming residential project in Navalur, Chennai. The location sits along the Old Mahabalipuram Road (OMR), one of Chennai's fastest-growing residential and commercial hubs.

Project Overview

The development spans 8 acres of prime land and offers 2 and 3 BHK apartments. The project fits within Sobha's broader portfolio expansion across South India, adding to the developer's existing Chennai projects in locations such as Velachery, Siruseri OMR, and Pudupakkam.

Navalur Location: From Village to IT Hub

Navalur is located just 5 km from Sholinganallur junction along the Old Mahabalipuram Road. Once a village around 2010, the area has transformed into a bustling, in-demand location with the advent of IT companies and rapid development of the OMR corridor.

The location offers excellent connectivity with easy access to IT parks, educational institutions, healthcare facilities, shopping malls, and entertainment centers. Many professionals choose this location because it connects well with major IT hubs and business zones. The upcoming Chennai Metro Phase 2 (Corridor 3) will connect Siruseri–OMR to the rest of Chennai, with Navalur positioned to benefit immensely from new metro stations nearby.

The Developer: Three Decades of Track Record

Sobha Limited, founded in 1995, has delivered 148 million sqft of built space across 600+ projects in 27 Indian cities and the Middle East, making it one of the top five Indian residential developers by delivered volume. The company has zero abandoned projects and carries an 8.6/10 developer risk rating.

The company was established with a vision to create an integrated construction company combining real estate development with in-house interiors, glazing, concrete, and MEP divisions. Unlike developers who outsource, Sobha runs concrete, interiors, glazing, facades, woodwork, metalwork, MEP and epoxy flooring in-house—divisions that together account for roughly 62% of its construction cost base.

FY26 was a record year with sales of Rs 8,136 crore (up 30% YoY) and net profit up 104% to Rs 193 crore, with net debt turned negative, meaning the company holds more cash than debt.

Sobha's Existing Chennai Portfolio

The Navalur project joins several other Sobha developments across Chennai. Sobha Conserve in Pudupakkam and Sobha Wisteria in Navalur are newly launched. Sobha OMR Road in Siruseri covers 10 acres with 6 tall towers, each rising to 14 floors, providing 2, 3, and 4 BHK apartments totaling 600 units with floor sizes of 1200 to 2500 sq ft.

Navalur Market Context

Navalur is a mid-segment locality with an average price of Rs 5,100 per sq ft, having seen price appreciation of two percent year-on-year. The locality primarily offers housing units in 2 BHK and 3 BHK configurations.

As the OMR gathered pace with IT companies establishing operations, equivalent development has occurred in Navalur including in its economy and infrastructure. Navalur is located 12 km from Chennai Central Railway Station and 20 km from Chennai International Airport, with proximity to the Grand Southern Trunk (GST) Road.
