Sobha Limited Posts Record Q1 FY27 Sales of ₹3,656 Crore – 76% YoY Growth; 6.89 Mn Sft Launched Across 3 Projects
Record Quarterly Performance Driven by Premium Launches
Sobha Limited's total sales value jumped 75.88% year-on-year to ₹3,656.1 crore in Q1 FY27, led by strong response for its new project launches, SOBHA OneWorld and Sacred Grove in Bangalore and SOBHA Crescent in Gurgaon.
The company achieved its strongest quarterly sales booking on record, marking a significant inflection in sales momentum across its core luxury residential markets. The company recorded a 62% rise in sales area to 2.34 million sq ft, driven by robust demand across Bangalore and Gurgaon.
Geographic Concentration and Market Leadership
Bangalore recorded its strongest-ever quarterly sales, registering sales value of ₹2,067 crore, accounting for 56.5% of the company's total sales. The NCR region recorded total sales value of ₹1,384 crore, contributed 37.9% of total sales. Together, these two metropolitan regions accounted for over 94% of quarterly bookings, reflecting Sobha's concentrated presence in India's largest tech corridors.
Three Major Project Launches Anchored Momentum
Sobha unrolled 6.89 million square feet of fresh saleable area during the quarter across three primary project launches. SOBHA OneWorld (East Bengaluru) is a massive 47.4-acre luxury township featuring 3,484 homes, with the initial phase launched during the quarter including 2,249 apartments spanning 3.43 million square feet.
SOBHA Crescent - Phase 1 (Sector 63A, Gurgaon) is part of an 11.99-acre high-end luxury residential complex, with Phase 1 introducing 336 premium residences across 0.87 million square feet. Sacred Grove by the Lake (Chikka Tirupathi, Bengaluru) is a 26-acre premium plotted development consisting of 388 plots spanning 0.63 million square feet.
Price Realisation and Unit Momentum
The average price stood at ₹15,655 per sq.ft in Q1 FY27, up 8.75% year-on-year. This marks a 9% increase from the prior year's average realisation of ₹14,395 per sq.ft, reflecting strong demand in the premium residential segment and Sobha's pricing power.
A total of 1,432 units, including homes and plots, were sold, marking a 78% increase year-on-year.
Project Completions and Execution
During the quarter, Sobha completed 671 homes across eight projects, totalling 1.08 million sq ft of saleable area. Consistent delivery of completed units is essential for revenue recognition and demonstrates the company's execution capability across its portfolio, particularly as it scales new township-format projects.
Company Scale and Operational Model
In FY26, Sobha recorded record annual sales and turned net debt negative. The company expanded to 13 cities, launched 6.04 million square feet of new projects and maintained a net cash position with ₹18,020 million in cash against gross debt of ₹10,023 million as on March 31, 2026.
Across three decades the company has scaled from a contractual interiors practice into one of India's most recognisable listed residential developers, with operations spanning Bengaluru, the National Capital Region, Pune, Chennai, Coimbatore, Thrissur, Kochi, Kozhikode, Mysuru and Gujarat. Dividend and Shareholder Distributions
Sobha Limited has fixed July 10, 2026, as the record date for a ₹6 per share final dividend for FY 2025-26. The 31st AGM is scheduled for July 18, 2026, via VC/OAVM, to address financial statements, director re-appointments, and a proposal to raise ₹1,000 crore via NCDs.
