Silversand Island is a small islet in the Kanayannur taluk of Ernakulam District, administratively part of the Vyttila ward in southern Kochi. Its postal address — Thykoodam, Vyttila, Ernakulam, Kerala 682019 — places it at one of the rare points in the city where a water-bound parcel of land sits within easy walking distance of two Kochi Metro stations simultaneously. Vyttila Metro Station is roughly 450 metres to the northwest, and Thaikoodam Metro Station approximately 470 metres to the south. That dual proximity, uncommon even by the standards of dense urban neighbourhoods, defines the character of the island more than any other single fact.
The broader Vyttila area is anchored by the Vyttila Junction on National Highway 66 — the Mumbai-to-Kanyakumari corridor — which connects Kochi directly to Thrissur, Kozhikode, Mangalore, Alappuzha, Kollam, and Thiruvananthapuram. The Vyttila Mobility Hub, a 37-acre integrated transit terminal, functions as the convergence point for local and long-distance buses, Kochi Metro Line 1 (the Aluva-to-Tripunithura stretch), and the Kochi Water Metro. The metro station at the hub is a 160-metre walk from its bus bays. The Water Metro jetty, on the eastern side of the hub, is a 76-metre walk along the riverbank, connecting the area to island and backwater communities across Kochi's inland waterway network.
The hub's road linkages extend to Edapally, Kakkanad — home to Infopark and SmartCity — Palarivattom, and Tripunithura, giving Silversand Island residents route options that most city-centre addresses cannot match. Ernakulam South Junction rail station is roughly a quarter-hour commute away on the metro.
The island's immediate context is mixed: the Vytila-Thripunithura Road runs along its eastern edge through Eroor South. Bhavan's Vidya Mandir, Eroor — a CBSE-affiliated secondary school — sits approximately 1 km to the east. Retail and commercial activity centres on Vyttila Junction, while healthcare options in the wider Vyttila belt include Welcare Hospital and Medical Trust Hospital. Toc H Public School, one of Kochi's well-regarded institutions, is in the Vyttila neighbourhood. Banking branches from most major national and private sector banks operate within the junction area. LuLu Mall, Oberon Mall, Forum Mall, and Nucleus Mall are all within a short drive, covering most large-format retail and entertainment needs.
Vyttila has been one of Kochi's stronger-performing residential micro-markets over the five years from 2020 to 2025. Average residential prices in the locality currently range between ₹5,500 and ₹8,000 per sq ft, compared to ₹4,000–₹6,000 per sq ft five years earlier — an appreciation of roughly 50 percent over the period. By 2025, Vyttila registered average values of around ₹8,200 per sq ft, placing it at or near the top of Kochi's neighbourhood rankings alongside Panampilly Nagar. The drivers most cited in market analysis are metro connectivity, the Mobility Hub's pull on commercial and residential demand, and the expansion of the Vyttila Flyover. Kochi-wide, prime localities posted 10–12 percent year-on-year appreciation in early 2025, with Vyttila among the named high-growth pockets.
The island's waterfront character has attracted institutional-grade residential development. DLF Riverside — with 2 and 3 BHK apartments spanning 2,075 to 3,473 sq ft — operates in the broader Vyttila-Thykoodam zone. The island itself hosts SOBHA Atlantis, a four-tower development on approximately 4.69 acres comprising 384 apartments in 3, 3.5, and 4 BHK configurations ranging from 1,850 to 3,118 sq ft.
SOBHA Limited was founded in 1995 by P.N.C. Menon and is headquartered in Bengaluru, with a presence across 24 cities and 13 states in India. The company has completed 581 projects across residential, commercial, and contractual categories, totalling over 150 million sq ft of developed space. Kerala is integral to SOBHA's origin story — Menon's early contracting work in the Gulf and India fed into a developer identity shaped partly by the state's building culture. In Kochi specifically, SOBHA has built at two distinct waterfront addresses: Silversand Island in Vyttila, and Marine Drive, where SOBHA Marina One — a 16.7-acre, 1,141-apartment project on GIDA Road-Queens Way — represents the company's largest footprint in the city. SOBHA has also proposed a large-scale knowledge township at Maradu in Kochi, underscoring the depth of its commitment to the Ernakulam market over time.
Several infrastructure projects are shaping the medium-term outlook for the island and its surroundings. The Kochi Water Metro's network, designed around 38 stations and hybrid electric ferries, expanded operations in October 2025 with new routes including Mattancherry and Willingdon Island, reinforcing the waterway layer of Vyttila's connectivity. Kochi Corporation's Local Area Plan (LAP) emphasises sustainable urban planning, water metro integration, and improved public spaces in this zone. Road-widening initiatives and metro connectivity enhancements continue to form part of Greater Kochi's infrastructure agenda for the corridor.
