SOBHA Aeris marks SOBHA Limited's entry into Ollur, a locality that has long functioned as a distinct commercial and residential node within the larger Thrissur Municipal Corporation. From ancient times, Ollur was a major business centre in Thrissur district, and this geographical area is now part of Thrissur Municipal Corporation. Situated between Kuriachira and Thalore on the National Highway, the area retains a specific identity due to its urban setting and important religious institutions. That layered history of an old market town absorbed into a growing corporation city is the backdrop against which SOBHA Aeris is positioned.
Aeris is not SOBHA's first move into this stretch of Thrissur. Premium villa projects by reputed developers in Thrissur include SOBHA Silver Estate in Attore, along with high-end developments in Ollur, Puzhakkal, and Punkunnam. Just off the same Ollur Road corridor, SOBHA has already built out SOBHA Metropolis in neighbouring Kuttanellur, a project with a total of 504 apartments across three phases, with Phase 1 due December 2026, Phase 2 in June 2028, and Phase 3 in December 2028. Sobha Metropolis is a residential township spanning 8.41 acres of land, located at Ollur Road, Kuttanellur, Thrissur. Elsewhere in the city, SOBHA's Thrissur portfolio includes SOBHA Silver Estate, a villa enclave in Attore, and SOBHA Lake Edge in Puzhakkal-Punkunnam, alongside the larger SOBHA City township in Puzhakkal that anchors SOBHA City Mall. Within that township stands SOBHA Topaz, which is the tallest residential skyscraper in Thrissur city, consisting of 216 luxury apartments in 27 storeys. SOBHA Aeris extends this citywide footprint into Ollur proper, giving the developer a direct address in one of the corporation's older, more established localities rather than only its newer residential extensions.
With three decades of experience in creating interiors of palaces and masterpieces in the Middle-East, Mr. P.N.C. Menon founded SOBHA Limited in 1995 with a clear vision to transform the way people perceive quality, and today SOBHA is the most trusted brand and only backward integrated real estate player in the country. That backward integration is not a marketing claim but an operating model: the strategy has been formally studied at Harvard, in a case titled Sobha Group Real Estate: Backward Integration for Quality, published in September 2018, which examines how the firm self-performs a wide range of tasks unusual for the global real estate industry. SOBHA runs its own concrete, glazing, metal-works, and interiors manufacturing rather than outsourcing them, a structure that carries through to every site it builds, including Ollur.
The company has since scaled well beyond its Bengaluru origin. From a single-city start, Sobha has grown into one of the largest and most trusted residential developers in India, with operations across 27 cities and a significant presence in the Middle East. Thrissur is one of the smaller markets in that network by city size, but it has been part of SOBHA's map for close to two decades — SOBHA Topaz, part of SOBHA City, began construction in 2004 and was completed in 2012, making Thrissur one of the developer's earlier expansions outside Bengaluru. SOBHA Aeris in Ollur is a continuation of that long-running commitment to the city rather than a one-off launch.
Ollur's position on the highway network is central to its appeal. The connectivity of Ollur Road to other parts of Thrissur and Kerala is excellent, with proximity to NH544 ensuring smooth access to Kochi, Palakkad, and Coimbatore, and through Thrissur city, a connection to NH66 that extends further to Karnataka, Goa, and Maharashtra. Rail access reinforces this: Ollur Railway Station (OLR) is located on the busy Shoranur-Cochin Harbour section, enabling intercity travel, and Thrissur railway station is just 15 minutes away. For SOBHA's buyer base of NRIs and professionals working across South India, air access adds another layer — residents will find three international airports within a few hours' drive: Cochin, Coimbatore, and Kozhikode.
This is the same logic that underpins SOBHA's existing Metropolis project a short distance away on the same corridor. Located along the Kochi-Thrissur-Coimbatore-Salem Highway and Thrissur-Kodungallur Road, the area offers direct access to the city and Irinjalakuda, and major upgrades like the ₹393.57 crore Thrissur Railway Station redevelopment and NH544 expansion are expected to improve regional connectivity and raise property values. A SOBHA Aeris buyer inherits the same highway and rail access that has already anchored SOBHA's other Thrissur developments.
Ollur's social infrastructure reflects its status as an established locality rather than a peripheral extension. The area houses reputed institutions such as Vailoppilli School, St. Raphael's Convent School, St. Vincent De Paul Hospital, and CIMAR Women's Hospital. On the wider Ollur Road stretch that connects into the locality, St. Raphael's Convent, St Jude Public School, and Holy Angel's Higher Secondary School serve academic needs, St Vincent De Paul Hospital and Midas Hospital & Surgical Centre take care of healthcare requirements, and retail choices include neighbourhood supermarkets, HiLITE Mall, and Selex Mall. For a SOBHA household, this means schooling, healthcare, and retail are already in place rather than pending future development — a materially different proposition from a greenfield extension.
Ollur Road sits at the upper end of Thrissur's residential price band. Current property rates on Ollur Road in 2025 range between ₹60 lakhs and ₹2.4 crore. On a per-square-foot basis, Ollur Road commands a high-end benchmark of around ₹10,000 per sq ft, compared with Punkunnam's roughly ₹3,600 per sq ft level, reflecting the distinct budget positioning of each locality. This pricing tier is consistent with the presence of established gated developments rather than speculative early-stage supply. Real estate on Ollur Road has performed well in recent years, supported by improved civic facilities, new social infrastructure, rising buyer interest, and consistent growth in prices.
Demand in the corridor is also shaped directly by developer presence. Top developers offering properties on Ollur Road include SOBHA, known for high construction standards and thoughtfully planned luxury gated communities. SOBHA Aeris adds to that base, giving the developer two anchor addresses — Metropolis in Kuttanellur and Aeris in Ollur proper — along a single corridor that already carries the highest per-square-foot rates in the Thrissur market. For a buyer evaluating SOBHA specifically, that concentration is relevant: it signals sustained developer commitment to this stretch of the city rather than a single, isolated launch.
