SOBHA's Mandya presence is built around plotted land rather than apartment towers. Its two most visible addresses sit in the Shrirangapattna taluk: Sobha Boulevard at Belagola, which is the newer launch, and Sobha Meadows at Anagahalli, an earlier scheme that is now listed as completed. Some portals file Sobha Boulevard under Hebbal Industrial Area, Mysuru, but its land parcels are recorded in Mandya district, which is why the project works as a Mandya address with Mysuru-side access.
Sobha Boulevard is a plotted community spread across roughly nine acres, with 126 residential plots. Plot sizes run from about 1,200 to 3,148 square feet, giving buyers room to choose between a compact self-build site and a larger family plot. The layout is organised around asphalted internal roads, an underground drainage network and underground electrical cabling for street lighting, with service provisions reaching each plot. Listings describe landscaped gardens, parks, sports courts and a clubhouse, alongside wide avenue roads and tree-lined open spaces. Expected possession is listed as December 2028.
The Bengaluru-Mysuru Expressway has changed how land along Mandya is valued. Prime Minister Narendra Modi inaugurated the 118 km six-lane road at a rally in Mandya district in March 2023, and it shortened the Bengaluru-Mysuru journey from around three hours to about 75 minutes. Bypasses around Mandya and Srirangapatna were built to keep through traffic away from the older town roads, which matters for a plot owner who expects steady access. From the Boulevard site, Ring Road and KRS Road link to the expressway, and the Infosys Mysore campus sits nearby, giving the project a clear employment anchor.
Hebbal's industrial roots add context. The area's manufacturing tradition goes back to the early twentieth century, when the Mysore Sandalwood Oil factory opened in 1917, and the belt has since grown into a corridor of campuses and business parks.
One portal lists entry pricing from about 84 lakh for a 1,200 sq ft plot. Another gives a pre-launch band of 78 lakh to 1.56 crore, with the final figure tied to the unit chosen. A third cites an indicative rate of about 6,500 per sq ft. SOBHA's own Mysore overview reports about 5.24 per cent year-on-year appreciation across the city, with Hebbal site rates up about 67 per cent over five years, while demand rose 11.28 per cent and supply fell 15.44 per cent.
SOBHA Limited, the listed developer behind the Boulevard, received the Real Estate Developer of the Year (Residential) award at the Times Real Estate Conclave and Awards 2025. In Mandya, its completed plotted work at Sobha Meadows gives an existing reference point for how the company lays out and services plots in this part of the district.
